How it works
Takeover
A USB stick full of chaos. Order by evening.
You take over a residence from the previous manager and upload everything, unsorted, even as a ZIP. The AI recognises and files each document; invoices land in the inbox. SYNDEXUS then checks the documents against each other: deed against unit list, multiple versions, missing minutes. Whatever is missing or inconsistent appears on a gap list – which becomes a letter to the previous manager.
Invoices
Take a photo. Done.
PDF or phone photo: SYNDEXUS reads the supplier, number, amounts and line items and selects the right contract. It then checks against the contract, duplicates and approval limits. You see at a glance whether everything is correct.
Bank
Every payment matched.
The statement from your e-banking goes in, and SYNDEXUS matches each payment to the owner or the invoice. Anything that doesn’t fit is shown to you. Current account and works fund stay clearly separate.
Reminders
Friendly first. Then firm.
SYNDEXUS spots unpaid amounts and prepares the right reminder level – in the owner’s language, with the French version from the formal notice onwards. Nothing goes out without your approval.
General meeting
From notice to minutes.
Agenda with the correct majorities, notices in each owner’s language, scanned proxies, attendance sheet and vote counting by thousandths. At the end, the minutes go into the register of resolutions.

Account balance, notices, minutes and residence documents – around the clock, on the phone. Everyone sees only what concerns them.
Security
Database in Frankfurt. Clear rules for the AI.
The database is hosted in a data centre in Frankfurt, encrypted in transit and at rest, in line with the GDPR. Sign-in only with a second factor, every change is logged. To read documents, SYNDEXUS uses the AI service of Anthropic (USA), which does not use your data to train its models. The AI suggests, you decide.
In your owners’ language.
The app speaks German, French, Luxembourgish, Portuguese, Italian, English and Dutch. Letters go out in the language each owner has chosen.
